My dad is starting to move towards retirement and we are looking to get him an apt in Waco, where he wants to end up. Does anyone know of any good places for a 1 or 2 bedroom apt that is not overrun with students but still somewhat close to downtown and the campus?

Are you wanting him to be able to walk out of apartment and walk around downtown? Asking because honestly all of Waco is only about 10 minutes from downtown when driving. I have been here all Summer and realizing how easy it is to get around the city compared to other places I have lived.

I would say 10 min from downtown would be acceptable. Just somewhere relatively close and safe.
Closer would be something like Columbus Heights townhouses. Little further would be something like Tuscany on New Road. Maybe something on Lake Shore for a more relaxed area, but those apartments are older. Even further would be something like Canyon Springs in Hewitt….about 15 minutes out. I have never lived in these, but have driven around a lot and know these areas to be nicer and they seem to have decent reviews. I would recommend hiring a local agent to help also if you know someone.
Anything closer in will be Baylor students, but that might keep him young . He gets older and they stay the same age

We lived over off Lakeshore when we first moved to Waco. That would be in the 10-12 minute range to downtown. The apartments tended to be more families and, while not cheap, were pretty reasonable. We bought a condo at Boardwalk Townhomes on Speight 4 years ago to use for game days. Managed by Triliji. Most have been remodeled, first floor and second floor units. Mix of second home owners, grad students and permanent owners and renters. Block from Viteks and Cupps. New crosswalk with light to go under I35 to downtown. We walk everywhere and love the location.
My son-in-law has parents living at the Retreat at Central Texas Marketplace. Very close to lots of restaurants and shopping if that's a consideration. I've been over there and it's quiet and pleasant. His parents enjoy it. Prices and floor plans on their website. https://www.theretreatatctm.com/

Two weeks ago my wife luckily put her hand out and yelled at me before I actually went further than a meter. I had stopped at a red light on 18th and without thinking i checked both ways and almost went on the red. Totally normal when I drive in CDMX. She also said she noticed me either not using my blinker or using it late when she was following me in her car. Also had a friend we were meeting at a restaurant say I had cut them off down the road when there wasn't enough space to go…felt like plenty to me. May take me a couple of more months to shake my driving habits from down south.
Everytime I'm down there and stuck in an Uber in traffic and the police turn on their lights to get by and nobody gets out the way it raises my blood pressure a bit. Drives my American ass crazy as it's drilled into us from childhood.Localbear said:

Westchester Square is that Tudor style apt complex off of lakeshore near hillcrest( behind the old Agudeth Jacob Synagogue)-really safe area. Probably 10 , maybe a tad more or so from campus and it is families for the most part.
For an independent senior living facility, stilwell retirement community behind Target can't be beat. It is primarily for retired educators, but open to the public. Best value in Waco, and as a former director of sales and marketing for two waco assisted livings, I know my stuff when it comes to senior living and Waco. They also serve three hot meals a day in a dining room environment so he will have some built-in new friends.
