Never understood why the average person would pay money to be allowed to shop somewhere.
You're paying for access to the stock which is often a lower price than other retailers as well as they carry exclusive items both including their own brands & items from other companies that only sell that product through costco.

You are forgetting one of the most important (and unsaid) sells points of a Costco type establishment.

Having to pay a price upfront keeps out the "Walmart types" in America and their class dysfunction.

Its similar to why people pay out the nose for gated neighborhoods and private schools.

In the America of the future everything will require you to pay upfront for the pleasure of normality
I'm not sure I follow your line of thinking. a Costco sure as hell ain't a gated community feel, LOL. What it does is reward low prices, and they are definitely lower than others, low prices in exchange for a commitment to buy those things.

you aren't paying out the nose to buy things at CostCo and an annual fee of $70 is hardly at a price point to promote exclusion.

Word on the Street

Exciting rumors are circulating about HEB's possible land sale at 19th Street and Lakeshore Drive. There are talks of selling their land in this prime location.

While this news is not yet official, local conversations and observations have sparked interest in the community.

This potential land sale could open up various opportunities for new developments in the area, making it a topic of keen speculation.
HEB's Possible Land Sale

Broker Brad Harrell is a straight shooter, so I don't think this is without a legit source.

Frankly, I dunno. Unless, HEB, rather than own the site and building itself, decides like Wal-Mart does with some of their locations to get someone else to own and build them, with Wal-Mart committing to a long-term lease.

BTW, I've got NO inside info on this.

Wondering if they are punting on the China Spring corridor and committing more to the Hewitt/Lorena area as being an area of stronger growth and on a major highway. Would make sense given their recent land acquisition there.

H-E-B, the dominant local grocery chain, apparently has abandoned plans to build a store at North 19th Street and Lake Shore Drive, if it ever truly envisioned a new store there to serve the growing China Spring and Bosqueville areas.

H-E-B is marketing the 30.5-acre site it began assembling in 2006. Cromwell Commercial Group's Bland Cromwell and Will Phipps have the listing, but share it with Cushman & Wakefield, a global real estate firm.

But, there are ways to read pay-walled articles from a number of different sites; I'm just a bit reluctant to reveal those methods on a public forum.

Any updates on this? I thought we would have heard something by now with the original article coming out last summer of a deal in the works.

Crazy that this thing is not announced yet. And again, Costco would do well in Waco. The Sam's in Bellmead is always ridiculously crowded and the parking sucks. Come on, Costco... make it happen!

Costco is gonna be a while. They are in the market often and have given mixed reviews. One year…it is definitely happening and the next it is not.

There was another thread started literally about a year ago by a poster who had a handle indicating he was in banking stating Cosco was coming to Waco and that the announcement was imminent at that time. Over the summer on that thread when it was revived with questions about the claim, the person who started the thread revised the claim to be that the announcement would be by the end of the year (2024).

On that same thread, I refuted the banker's claim because the banker clearly did NOT know what Costco was planning and was speaking more hopefully than fact based. While I would like Costco to arrive in Waco by 2027, placing one of their stores here would be uncharacteristic of their expansion plans. It's more likely one of their stores will arrive in the Temple/Belton area before being placed here.

Location has been screaming Costco potential for ages. With Sam's already packed up north, having a Costco down south would balance things out nicely. Waco really shouldn't miss the opportunity. As someone in tech, I see this kind of smart placement as similar to UI/UX quality development it's all about user access and flow. At The Frontend Company, we use frameworks like React and Vue to achieve just that. Here's an example: wordpress to react ui/ux migration.

I think Waco gets it before Temple/Belton. That one would be too close to the new Georgetown one to make much sense. I think it lands in Waco area before the end of the 35 construction is complete.

Too close????

There are Costco stores much closer than what those would be if one was in Georgetown and one in temple/belton. Or do you mean too close for the area/population?
BearlyNose
How long do you want to ignore this user?
Proximity of one Costco store to another has little to do with Costco's decision as to where to locate a store: Rather, Costco's decision is based on 2 principal factors: the amount of the Costco buying public needed within a certain geographical area to reach a certain revenue support level for each store, and the distance of the store to the supply warehouse. Keep in mind that Costco's average annual income per member is much higher than the Sam's Club equivalent.

Stores in the Austin area (including Georgetown) are supplied from the Austin area though many of the electronics are shipped from the DFW electronics center. Since Waco is 100 miles from the nearest supply center, i.e. DFW, and Belton/Temple is less 60 miles from the Austin supply center, I believe it's more likely one would see a new Costco in the Belton/Temple area before Waco.
