Has there been any update on when (or even if) restaurants/ businesses will open in the new spaces along U Parks near Foster Pavilion? The restaurant space on Webster and the 1st floor of the parking garage have been ready and marketed for almost 2 years now, and still nothing has materialized. Maybe they're waiting on the last building to be finished before settling deals, but that area could already be established by now, and no positive news or updates feels really concerning.

Prolly not big enough but I think itd do great as a rally house. Would need to be even more heavily focused on baylor than the waco one is now which is about 50% Baylor but would be cool. But a sports bar os the real need

Is downtown becoming overbuilt? I feel like we might have reached overcapacity on hotel space.
I wonder when they will finish out the water front itself?
The river side of Foster looks no different than the day the Brazos Queen was removed and W towards the suspension bridge is still just a crazy looking forest, as well.

Right, a lot of that is waiting on the Riverwalk rebuilding itself, but even that is pretty far behind due to rising costs. If I'm remembering correctly, when they first announced that project the original finish date was early 2026 with the restaurants on the river finishing at the end of the year. Now its likely that none of that will start until the spring of next year.

Currently a Hyatt Place is going up downtown near Mary & 3rd. An Embassy Suites is supposed to back upto that, at Mary & 2nd, across from Billy Bob's Burgers. I don't know if that's been scrapped though.
Hotels still seem to be doing really well. Even with school out during the summer, there always seems to be something going on that Waco is hosting.
Riverwalk construction bids coming to City Council in October. Two year rebuild and likely spending about $25m so buckle up….
Restaurants on the waterfront will get built around the same time. Some very cool concepts in discussion for that location on the water.
Parking garage space has a couple of entertainment type uses looking at it. Bar/food/fun type places.
The retail space along U-Parks has LOIs out for a few eateries and a retail business. The public will likely hear news on that soon.

Market as a whole is still absorbing all the new supply. Going to be a minute before new hotel(s) are announced.

They are waiting for the Costco we were told on here was going in across from the central Texas marketplace on 35 north to be built…..
I need that Costco. I dont live in the Waco area but my wife and I have had minor talks about moving & a Costco is something wed be giving up lol

Don't hold your breath. I think it has been over two years since people on here claiming to be in the know said an announcement was coming soon. And nothing has happened.
Meanwhile Costco has announced, built and opened multiple other stores.
The city can be counted on to mismanage just about everything they touch. Upper management is paid way too much and have no accountability. Last I heard, the riverfront project has been shelved again and the are going to use that giant parking garage for storage on the ground floor. They are also planning on locking it down with gates when there are no events scheduled. Drugs are being dealt in the upper floors at late hours.

It may be heresy, but I've come to appreciate Sam's Club as a really strong alternative. It's not as fancy and doesn't have the cool factor, but I love the low priced gas, their big salads and 4 chicken breasts for $4 deals when they carve up the extra rotisserie chickens.
Not sure about baby-sized masks and chains tho…
I have Sams delivering for free all the bulk items to my house every month. It is so much cheaper than HEB or Walmart or Amazon when you have a big family.

Chilis Too. It was on the first floor of the Dutton parking garage. Along with a Starbucks.

yep it did not have alcohol there as i recall, i was in jr high/high school when it was around, but many students knew they could take their bear bucks and exchange for chilis gift cards then go to the actual chilis on VM and use the gift card on drinks. or so i was told

Your great-grandkids will have graduated from Baylor before there is anything in those garages.
Well, the city officially announced today that they're gonna start construction on the $23 million River walk in the Spring I'll go from the law school towards downtown with a fountain and bridges and all kinds of stuff. I'm all for making the city more pretty and needed to develop development.
