I don't see the vision with that. I'm happy development is going great but selling Hidden Valley/Austin Ave. priced homes in that section of Waco; you'd would have be a fool to purchase at that price considering the surrounding market.

Yep you could have your house built on the very spot Kevin Steele decided to make a statement while your neighbor's house sits on the spot Ziegler caught the 2 point conversion.

Those homes at the higher end will sit empty. The lower end ones will be bought but anyone who buys those homes and is not from Waco will probably turn around and sell them quickly once they find out what the area is like.

I would think any home that is in the spot where Steele didn't kneel should have a deed restriction saying the owner must be a bitter divorced person that constantly wallows in self pity..... which seems appropriate for such a location....

I wish they had preserved the location of the playing field as a park like they did in Baltimore when they tore down old Memorial Stadium (which sat in the middle of a neighborhood not unlike Wrigley Field).

depends on how it is laid out.. if the nicer ones are in the middle and the cheaper ones create the buffer, they might sell to people who will live there.. lots of urban dwellers all over the country live in places where housing quality/income level change alot in a block or two.. the schools may hinder sales more than surrounding neighborhood

True but.... even a chip and Joanna remodeled home couldn't sell at that price point in a similar type area.

To me (and I am not basing this off facts but simply driving the area/living in the area) it seems that over the last 20-30 years the people with that type of money for houses buy outside city limits and get land with it as Waco city limit houses with high price points have been hard to move, even in good markets.

The stadium site and original parking lots being redeveloped are City of Waco. The entrance drive off Valley Mills (including Rent a Tire and Fatty's), as well as the old HEB and the former site of the George's tent across Dutton are in Beverly Hills.
