Alot of what I read from you guys is why I never want to be a home-owner again. Due to my work, I have had living quarters furnished for me for 16 years. When I retire, I'll need a place to live. Home ownership at the age of 60 is not looking inviting...upkeep/headaches...etc.

If I rent, especially in an apartment...no home upkeep, no yard work plus a gym and a pool. Don't see the downside...

I hate owning a home. If I wasn't married you would never catch me owning. This past summer I did new hvac. It was 7700 dollars. Probably need a new roof this year. Will be every bit of 10k. Owning a home is the biggest lie of a "dream" ever.
Could never imagine living in an apartment again. The wife and I built our dream home back in 2003 on 8 1/2 acres with a creek and a pecan bottom. Our backyard is like a park. It has about doubled in value since we built, not that we would ever sell. I do get pissed every year when the appraisal district sends out our property valuation. They always seem to love our home much more than we do! Yes, things break and wear out and have to be replaced. I would bet I am the suckiest handyman on this board. I leave electrical and plumbing issues up to the professionals. Those guys are worth every penny. We love our little corner of the world and could not imagine living anywhere else.
Do you live in Texas? What area? My wife has also voice getting some land in east Texas among the pine trees
If property taxes are a concern I did docs for a deal yesterday in SW Arkansas for 5 acres for $20k. Annual escrow for taxes was $0.91 a month.Less than saving a TV puppy...

Why didn't the title company do the docs ?
Different docs, I do the note, deed of trust, renewal and extension, disclosures, Home Equity Affidavits, etc.

Up here the Title closer prepares everything.

Far cheaper
Not sure how you know that without knowing this: $300 charged by lender.

Yeah but his "tips" come from finding great deals like this???

He is not the broker .....merely prepared a few docs .

Up here the Title Company usually performs this function .

The key to buying real estate 'right ' is working with a full time, extremely aggressive real estate broker who is super connected .

Then you need to make quick decisions ...as great deals don't last long .

No pine trees where we live, Sir. We live right below the southern edge of the Hill country. 35 miles west of San Antonio and about 50 miles southwest of Austin.

Does the wife let you shoot deer in the back yard?

Like others here I am passing along what I know. It's no big deal.

Buying real estate for the right price has led to much of our family wealth

If you can do that Quash, more power to you, and your family wealth

Being "connected" is the key and you seem in a good position

No longer interested in building wealth in real estate, the silent partner govt takes too much for doing too little.

just to be clear, my apt. is over 3,000K sq. feet. (condo spec ,, so no noise and 12ft ceilings) Has Vegas-like pool (no pool guy), immaculately landscaped (no yard guy). I any appliance goes out , I have a new one that day (low maintaince), Brought my same housekeeper I have had for 23 yrs with me. Top notch gym. Located on Dallas's best walking trail (Katy) with non chain restaurants and bars in walking distance. Walking distance to the AAC. I have an enclosed garage for one of my cars. I travel a lot so, it is lock and leave and being quasi single and have put 2 kids through high school and college, it is just preferable for me. I also like living up high with a view of the city and really enjoy the social aspect of living in a high rise as I have friends from 25-75. 've put a pencil to it and I think it is a push relative to the rent vs own equation . It just boils down to what folks prefer.

A whole lot of real estate investment entities have been advertising hot and heavy the last few years on radio. Make big bucks by investing in rental properties. They especially advertise and have hours long programs on weekends. Lifestyles Unlimited seems to be one of the biggest. Does anyone have any experience with these companies? Are they legit? Have you made money? Have you gotten screwed? The real estate market just like everything else has gotten hammered in recent weeks.

Don't need a company .

Just a reputable real estate agent who works for your best interests...not just to get a commission.

But personally I wouldn't own rentals in Texas .
Ole Canada2017. I kinda miss that guy. LOL!!
