I expect McGregor (and Speegleville) to start experiencing rapid growth, probably sooner rather than later. With the overpass that was completed over Speeglville/Old Lorena Rd in 2020, it puts a much much quicker drive from McGregor to Waco... no more getting bottlenecked at that light.

I think this development, The Concourse, will probably get done.

There seems to quite a bit of development still going on in HWY 84 corridor. In the next 12 -18 years, I wouldn't be surprised if McGregor ISD becomes an in-demand school district.


Taught at Mcgregor High School some time ago. When being shown around the high school, I was told MISD had the same demographic breakdown that Waco high did at the time. It's not what you think. I found it to be that way, but I love that. The kids were great.
I will say this, my old boss is a Baylor graduate who just bought the mcgregor mirror, the old town newspaper. Support that paper. Fantastic person.

But no, mcgregor won't becoming the next midway, and i hope it never does( not that you ever contended that it would).

I'm asking because we are looking for property and really like the area within a few miles surrounding Hwy 84. But, I don't want to have a quiet night looking at stars interrupted by SpaceX.

The Space X rapters rumble for sure.. i dont think they are using the Merlin engines any more. The Falcons and the Dracos arent really felt/heard too much.

My office is probably 18-19 miles as the crow flies, and home is probably 20-22 miles. I can hear and feel SpaceX, from both places (even more so when it's cloudy and the sound waves reverberate), but not to the point of shaking things. Obviously those closer feel it more strongly.

I'm about 5 miles from Space-X and you get pretty used to it. Any test is usually no more than 2 mins, it's not that bad, and typically 9pm is the cutoff. If it's after 9pm you know the City of McGregor just got a new playground paid for.

We're right across from McGregor Executive Airport and I'm way more annoyed by Cessnas than I am by Elon n' Co.

When we were looking it made me nervous to look out there near McGregor for a house because the Airbnb we were in near Robinson wound shake. We ended up buying on the Bird Streets of Woodway even though it still can easily be heard from there. We are renovating a 1963, 2283 sq ft home and making it 4063 sq ft, all one level. Demo just started two weeks ago. Had architect out of San Antonio do the design

I liked Potbelly the few times I ate there. The location was just not good as it is sort of hard to get to and small parking area.

That certainly didn't help but I always thought it was the fact that there were about 10 parking spots out front, many of which usually taken by someone eating at Bubba's next door. Or the fact that if you were coming from Valley Mills you had to drive through the whole shopping center to get there.

Can confirm there's no current plans for new or remodeling of HEB's in the Waco area. Not to say that can't change, but what's the incentive for them? Virtually no competition(and their competition isn't interested in the market either) and they're growth plan is currently focused on DFW and Austin area.

Also I don't see any traditional grocer as a play in this area; a Trader Joes, Sprouts, or Natural Grocers could be an option to hit the niche market with the higher end crowd out there.

Correct on Wooded Acres, but there's no current plans for other remodels or new stores in the area beyond that one already being complete.

oh it was simple, but good luck getting decent meats and such there. VM store is quick and easy, but with a vehicle involved (assuming the kids don't get them delivered, or if they buy groceries at all)

I think the frontage road is supposed to end at Richland Mall, no? Isn't it the "mall to mall" project? Not that that invalidates your point re: the flyover, however.

Well it already goes from the mall to the lake so this project does connect the two malls but essentially also connects the frontage road from the mall to the lake.

Technically it connects the frontage road from the Brazos river where it starts on 6 all the way to the lake.

Really either way you say it I think we are saying the same thing. Before construction began if you got on the frontage road at 35 it stopped at two different points due to railroad tracks.

If I remember correctly, there will be one from 84E to 6N and one from 6N to 84W
One of those seems good- the 6 to 84. 84E to 6N seems like it needs to go to 6S as that is where the back up happens the most. Also, seems like there needs to be one more from 84W to 6S as that light is always backed up as well.

Like I said fly overs are necessary today actually at that intersection. I cannot imagine the cluster it will be while they are constructing the fly overs. In fact, I'm not sure how the hell they will do it without having to close down that intersection.

The access roads from 35 to Richland Mall on 340 did not go all they way. They broke and ended at spots become mandatory turn arounds in those spots. I'm using past tense now because they are currently destroyed.

Driving from campus back towards McGregor everyday for the last decade+, I've seen probably 40 accidents in total at this exit. Going from 65mph down to zero in a blink of an eye with as many distracted drivers as there are, this section needs to be a flyover ASAP.

I might disagree with the quick and easy. The parking lot is strangely configured with the adjacent strip center attached (Twin Liquors, etc.)

Entering the parking lot is somewhat challenging from either the VM side or access road side.

I love the store and their variety, but I find myself stopping at the Bellmead HEB for convenience on my way home. (I work on the north side of town.)
