Construction has been pushed back multiple times.

I will not hold my breath that they start in Feb.

It was pushed back to Sept 2019 in August of 2018

October of 2016 construction was to start in summer of 17.

and when it was announced in 2013 construction was supposed to start in 2014.

I am sure I have missed one or two times construction was pushed back but I think everyone gets the point.

Announcing when construction will start means NOTHING with this project. Shovels to dirt is what means something.

If I understand correctly, the I35 project will take 4 years. Oh joy! One would think if the Riverfront project starts as early as next February it would be finished well before 2023. But..........then........who knows?

My assumption was that in year 4 the work would be primarily finish work. I was thinking the main arteries would be open by then. Probably a silly assumption on my part.

Just remember this is only half of the total project expected to be finished. Who knows how many years down the road it will be until they find funding for the other half.

Is it even the same developer now that it was in 13? (I'm talking about the River Front now).

Incidentally this is not the first time period in which a developer announced plans for river front development down town. I recall someone in the mid 80s as well and I recall someone around 2000/01 time period as well.

It's not the same developer for Brazos Promenade as 2013, but I believe those guys who used to have the development rights were trying to do a $130m private development called Brazos Commons right next door (next to Robinson Tower). These are the last comments I have seen on Brazos Commons:

Not sure why Magnolia doesn't do something on the riverfront. If anyone can draw a crowd to a development it would be them.

They seem to focus more on existing buildings and just redoing them and going from there as opposed to starting from scratch.

I bet if someone built a development/ store front/ center along the river they would rent out some space.

Took a few RE classes with dyson. I liked him. If he's five or six years out of teaching perhaps he just has a lot of money and time to spend. Why not try.

That said, the location is certainly fringe. Yet if someone had told me BU was going to build a stadium on the other side of the brazos 10 years ago I would have said the same thing.

Waco could use some Class A+ hotel space, particularly if they continue developing the north side of the campus.

Is the demand there? Certainly they would run some fairly detailed market feasibility studies to find out. Dyson is no slouch.

Hope it works better than expected and Waco continues to grow.

It would be great for it to be a catalyst for growth on that side of the river. Those decaying buildings have been an eyesore for a long time. I hope getting rid of them is part of the plan.

They are advertising all over the Baylor sporting events. If they are having to pay for this ad time it seems like they should spend some of this money on getting started.

I don't think anyone hopes it fails. I think there is some skepticism because the person sponsoring the push has a history of false starts and broken promises.

All based on the nostalgia of the Grant Teaff name and his ability to influence people with some investment money.

Seems like solid projects are easily financed and don't require an almost "Go Fund Me" approach. I hope this doesn't backfire and soil the Teaff name.

Wouldn't doubt it! LM has started projects before ... it's. It the starting them that has been the problem... it is the finishing them.

A while back, Smokey has a great interview with Gary Player. I think it was Player that LM brought to town to hit a few golf balls at his golf course development. That one.... I am not sure if Gary ever got paid (or the tent people, sound people, etc). Hopefully it was all settled!

I wish them all the luck in the world. The hotel/motel business is in shambles across the US right now. Lots of bankruptcies coming. In commercial RE in general and in retail/hotel type properties in particular. Regardless of COVID therapeutics or a vaccine. Too much red ink to recover. Good news is there will shortly be (end of 2020) many opportunities nationwide for the prudent investor with cash.

With the State budget swinging from a multi billion dollar surplus to a 5 billion dollar deficit, legislators may have to bite their tongues and pass a gambling bill in upcoming sessions. That may be what's planned for the Trinity River in the Metroplex. With Baylor's strong Baptist lobby here in River City...Where will our casino(s) be built? Just food for thought
