Great question. We need to have 2 units rented 1/4 of the time to break even (where we don't pay anything). After 10 years we would have our loan done with. The real reason we are doing this is because we've seen the price of beach rentals double or triple over the last 8 years. This is our way of countering that.
Remember you promised we could do our next Baylor lunch there!

There are some 3 month CDs available now that are 5.1 percent APR or slightly higher. Good solid investment for just three months. I think interest rates still have room to go higher.

The purpose of a Real Estate Mortgage Investment Conduit (REMIC) in commercial real estate financing is to pool loans and issue mortgage backed securities (MBS) or commercial mortgage backed securities (CMBS). REMICs are typically organized as special purpose entities (SPEs) or single-purpose vehicles (SPVs) and are considered to be pass-through entities, meaning they are not directly taxed. Investors, however, will need to pay taxes on income derived from REMICs. REMICs are typically governed by pooling and servicing agreements (PSAs), which detail the rights and responsibilities of the various parties involved in the loan pooling and servicing process.

I like private REIT's compared to REIT MF's. I have never heard of this REIT, but a quick look at the website looks interesting.

you need to be careful with these. If you don't have a Bloomberg and can't really understand the cash flows, you can be burned badly. For instance say you pay 105 for the bond and the CPR is 6 and you expect this bond to return principal very slowly then all of a sudden rates fall and the CPR speeds up to 30 you will get hosed on the bond. You paid 105 for it then all of a sudden you are getting your principal returned to you at par way faster than you expected. Not very fun.

what should we get into if buying today?
That's the $64,000 question now! NVDA has run up so much it's going to be much harder to sustain that increase in stock price. I would look at ARM, it's not cheap, but it appears to me to have a good chance at taking over the PC market. COST is pretty high priced but they can probably sustain 10% annual growth for a long time yet. Buy it on weakness. LLY has tremendous growth prospects for quite a while yet plus their new drug (Retatrutide), if approved, should be a game changer. META and AVGO are good stocks, but, again have run up a lot lately. Buy those on weakness. If the fed cuts rates this year that will help. MA and V are excellent companies as well and so is WMT.

My stock picking days may be over, at least for a season. The only 'picking' I do is determining which stocks get put into the basket where the momentum system can trade from.

So I have a list of AAPL AMZN NFLX GOOGL META MSFT TSLA CRM NVDA SHOP NOW ADBE XOM COP EOG PXD LNG FANG GBTC, and within that list I pick the best 2 stocks who have the highest momentum over the past 1-12 months. If I feel like a company has lost it's edge, I'll throw it out. If I feel like a new company is going to take over it's market, I'll throw it in as a potential.

What, no ORCL or BRK -B ? Many don't like the cash hoarding ways of Apple and Berkshire… but hard to argue against them.

Have said for years I am going to the annual meeting of Berk in Omaha …. Still on my list!

ORCL and BRK had their day in the sun when they were younger, but they are too big/fat/happy/whatever you want to call it to outperform the market. Just buy an index fund if you're going to invest in something like that.

Lots of info and data … thanks for sending! Will take a little more time to read and analyze. While those two stocks are in my portfolio, they are not my portfolio…. Most / many of the others you listed are also in… along with ETF, etc.

At my age (69) I have started slowly adding some dividend stocks. One of my problems is that I hate selling anything if I need cash since I am totally retired…. And I have been adding some fixed income items.

Worked, saved, other ventures made a little money … all for retirement. Not always easy putting it in but because of the change of mindset, is also hard pulling it in…. But we are trying.

And now that I have some healthy issues, trying a little harder (and so far, so good)

You need to add LLY to that list. Tremendous growth potential. I also like FICO and CRWD!

AVGO had blowout earnings yesterday. Bought it about a year ago. Up $192 per share today and they announced a 10 for 1 stock split for July 15th.

Big software company with great revenue increases. Very well received in the market. They are now implementing AI into their scoring models and other software. I have owned it for a while. Adobe is a great company I have owned for quite a while. Last six months were rough for the company. But the recent earnings report was a blowout. Their margins are something like 90%.
