That map will be heavily skewed by a few zip codes, in general. It costs considerably more to buy a home in the Northern Columbus suburbs than it does in the Eastern Cleveland suburbs. Maybe as much as double or more.

It costs WAY more in Manhattan than Syracuse. It's much more to live in Miami than Orlando. Waco is pretty reasonable, Park cities is not. Etc etc

To be useful that map probably needs far more granularity.

I would guess his math is right but he cherry picked his data.

If "downtown Houston" has 140,000 residents but Houston (city, DMA) has 4.2 million parking spaces that possible.

I can only speak to the Waco market, where I've been looking to move to for a while. I suspect it's largely representative of everywhere else too, but I could be wrong.

Houses are just way over priced. Granted, the asking prices are coming down, but I think theyre still overpriced by about $100k median. Old houses that need $70k+ of work are being priced the same as new houses. It just doesn't make sense. Plus, you have to factor in that lenders are raising their credit limits to increase traffic to the long term detriment to buyers. It's reminiscent of 2007, except we're overspending on houses that should be demolished instead of mansions.

You're right.

We just bought an 11 acre farm and I looked at hundreds of houses before we did it. I can't tell you how many $300,000 complete restorations I looked at. Houses where the owners were just straight up dreaming on the price.

Yeah I don't know when we started hating on Boomers for making good financial decisions but it needs to stop.

There was an article not 2 weeks before this about how boomers were destroying the market by buying all the properties.

It's like hating Nickleback. It's just become a "thing".

Wife and I just moved to KC metro town called Blue Springs as she accepted a Vet job here. We were astonished at how cheap the newer builds are in this area. Ended up settling with the seller at 475 for a 2024 build. The prices for similar builds and sizes in the east coast towns she got offers from were through the roof in comparison. Talking 200-300k more

There should be an outright ban on foreign entities owning homes in the United States. Not foreigners but foreign owned companies.

I agree and I would also say that companies over a certain size shouldnt be able to own individual houses to prevent companies like Blackrock from buying whole subdivisions and outbidding families. I think Zillow was also buying up listings to create rentals.

Zillow was way more insidious. They play a huge role in valuing homes. They could use their algorithms to buy low and sell high. Brilliant on their part.

I agree on large scale commercial RE investors. Problem is that a lot of politicians make money from those same deals so they have no incentive to close that loop.

We just bought a farm. Here's what we saw the last 3 months.

If it was really nice it sold, fairly quickly.

There's WAY too many homes that are at least 50% too high for their condition. I would venture nearly 75% or more of the homes we saw were dramatically overpriced. Some by hundreds of thousands of dollars.

Acreage has gone up a lot. You used to get acreage in the area we bought for $3k-5k and acre with mineral rights. It's closer to $15k now. Land clearing is running about 20k/acre if it's heavily treed.

Our realtor urged us to make no full price offers on any home. She said we didn't need to. She was right.

A good friend and colleague just transferred back from Baton Rouge. He was looking in Montgomery County - mostly Magnolia and Montgomery areas. Awful experience.

Sellers with homes on the market for months still would not move. He made numerous offers - below asking of course but far from offensive. He finally had to pull the trigger without getting much of a discount. None of the sellers ever came crawling back, and he said every house he made an offer on is still on the market.

Yeah on the ones still on the market. There are a number of sellers that think it's 2019 still. It's because they are super over priced.

Those houses will just sit there on the market.

I suspect a lot of these factors come together to cause the issue:
- People continue to migrate from rural to urban areas and supply cannot keep up with demand
- Zillow likely does inflate expectations and ultimately the market
- Short-term rentals reduce supply
- Proliferation of Section 8 housing increases rents and reduces housing supply
- Regulation inflates COGS
- Government benefits to illegal immigrant workers drives up wages / COGS
- Foreign governments and huge hedge funds buying up inventory
- The uber rich have so much disposable income they're buying up multiple properties
- Crime, illegal immigration and the related social problems make "starter home" neighborhoods undesirable - there is cheap housing out there but functional, middle-class people do not want to live there because the conditions of the community and schools

An area where I am not conservative is banning or limiting the purchase of American real estate.

Doubt there is a single cause but 10 small causes leads to a really big one.
