It freezes out younger buyers that can't compete. They aren't competing against other first time home buyers...but against private equity they can't keep up with.

It's not something we had to face as first time homebuyers thankfully.

Doubt sellers are unhappy receiving an extra 20% of their asking price.

Especially involving cash offers without appraisal concerns.

"Screw them kids" is not a recipe for long term societal cohesion and stability

The people who run our country and the boomers don't seem to understand this

I don't want to "Screw them kids". I wanted nothing more than to leave my kids some inheritance. For now, Donald Trump has ****ed that up for me. And I am NOT happy about it.

It's not just PE. It's foreign investment groups for the most part. We should not have non U.S. investment groups buying homes and, you could argue, shouldn't have ANY investment groups buying them.

So it's better to prevent the sellers from receiving the highest price possible from the strongest buyer available ?

A cash buyer writing an offer without the potential headaches of an appraisal provision ?

How is that even remotely fair to the sellers ?

Everything is a trade off. Remember that sentiment when China owns 50% of the farmland in this country.

Those investment firms artificially inflate the market price of all homes. That cuts out not only buyers but also impacts renters.

That even impacts you. You sell an inflated price home to go buy an inflated price home. Ultimately all any of us have done is drive up the price.

Sellers do not have fewer rights than buyers.

To presume otherwise is ridiculous.

Might as well attempt to claim those who buy stocks have more rights than those who sell stocks.

I don't believe I said they did. What I said was "when investment firms buy properties at an inflated price that affects all of us".

So you got your extra 20% but it really doesn't matter because the home you're buying next you're ALSO paying an extra 20% for.

And your taxes will increase with the inflated prices in the neighborhood as well

Especially so in states like Texas and Florida with no state income tax.

We are looking to buy right now, move out to a larger property in the country. What we have seen:

1) homes that aren't selling are in poor condition at ridiculous asking prices

2) people are cool with you making a couple bucks on the sale but homes that aren't selling are ones where no work has been done in 5-6 years and you're trying to double up on what you paid for it

3) if a house is in good shape and the asking price is right the overwhelming majority are selling in days. I can't tell you how many we saw on Sunday that were under contract on Monday.

In a free society sellers should be able to accept the highest / best offer avaiable. No different than any other asset.

Have sold many homes for over the asking price....so have my associates. No one ever turned down such offers, especially if the buyers waived the appraisal provision.

Eventually the market will go down. Especially in areas like Florida where 2nd homes are common....and expendable.

Free makert goes out the window when the government interferes in the market by bringing in millions of people to suppress the wages of young American workers and expose them to extreme competition for housing

Not to mention inflation caused by the government and over zoning and over regulation of the maket that leads to far less housing construction than is needed to meet demand

The government interferes with every aspect of our economy.

However no one is expected to accept less than the established value when they sell an asset.

You can put a lot of that blame on contractors. Specifically roofers.
