It freezes out younger buyers that can't compete. They aren't competing against other first time home buyers...but against private equity they can't keep up with.
It's not something we had to face as first time homebuyers thankfully.

It's not just PE. It's foreign investment groups for the most part. We should not have non U.S. investment groups buying homes and, you could argue, shouldn't have ANY investment groups buying them.

I don't believe I said they did. What I said was "when investment firms buy properties at an inflated price that affects all of us".
So you got your extra 20% but it really doesn't matter because the home you're buying next you're ALSO paying an extra 20% for.

We are looking to buy right now, move out to a larger property in the country. What we have seen:
1) homes that aren't selling are in poor condition at ridiculous asking prices
2) people are cool with you making a couple bucks on the sale but homes that aren't selling are ones where no work has been done in 5-6 years and you're trying to double up on what you paid for it
3) if a house is in good shape and the asking price is right the overwhelming majority are selling in days. I can't tell you how many we saw on Sunday that were under contract on Monday.

In a free society sellers should be able to accept the highest / best offer avaiable. No different than any other asset.
Have sold many homes for over the asking price....so have my associates. No one ever turned down such offers, especially if the buyers waived the appraisal provision.
Eventually the market will go down. Especially in areas like Florida where 2nd homes are common....and expendable.
